7/12 or equivalent proof of ownership extract to be received in the name of customer between 60-90 days after registration of deed of conveyance.

•This is only for Primary Sales through HoABL.


• Applicable for 2 years from the allotment letter date from the first sale of the project. For eg: Project launched in Feb’22 and on allocation done for the first client the best value assurance promise starts for all the customers coming in future for 2 years.


•HOABL promise to not sell applicant’s category of plot to any prospective applicant below the rate at which the present applicant has bought. If customer A buys a plot in Area B - all the plot in Area B will not be sold below the price for which customer A has bought.


•In case same type of land is sold at the lesser price by HoABL for primary applicant then the difference will be paid by HoABL to the customer. Eg: If the buyer purchases plot A at ?1500 psf, then none of the A type of plots will be sold below ?1500 psf. If however due to unforeseen circumstances the transaction happens at ?1250 psf, then the difference in amounts ? 250 psf will be paid to the purchaser with 90 days of conclusion of any such transactio.


•HoABL team to have 7/12 issued in customer name.


•HoABL to ensure that the title is transferred to the Applicant


•Deviation of 2% is allowed. For Eg: If Customer A has been sold at Rs.1000 psf and Customer B at Rs.985 psf than HoABL is not liable to pay to other customers whom we have sold at Rs.1000 psf.


•TDS at the applicable rates shall be deducted and balance shall be remitted to such applicant by HoABL.


•Benefit of this will only be applicable provided applicant have honored all payments due per relevant due dates.


•The benefit of the best value assurance plan will be available to the applicant only upon execution of all requisite legal documents required for effectually liquidating his/ her plot.


•HoABL will be publishing a quarterly report from a reputed CA Firm disclosing the each transaction along with its transaction date and its selling price thereby evidencing that no plot under that categorization has been sold lower than the price sold to any customer.


•Each category of plot shall have three classification - 1. Plot with sea facing view 2. Plot with sea facing view and club house and 3. Others
