EMERGENCY LIQUIDATION PROMISE
Applicable from date of making payment of the application fee till the possession of the plot has been handed over to the Applicant.
•Cancellation fee will be levied @10% of the realization amount (Agreement Value + Infrastructure Charges).
•No refund of Stamp duty, GST, Registration amount, Incidental charges and Common Area Maintenance Charges will be given to the applicant.
•The above will be applicable in an unfortunate scenario leading to a permanent physical disability, loss of life of applicant/ co-applicant or their spouses.
•Customer will have to justify the emergency exit option by providing proper documentation. For Physical disability - Doctor’s certificate and/or physical inspection by HoABL’s appointed doctor. For loss of life - Death certificate to be produced and legal heirs declaration in a specified format.
•The benefit of emergency liquidation will be available to the applicant or his/her legal hiers shall have to further comply with such legal requirements as may be necessary to effectively liquidate the Plot.
•In case of emergency liquidation option is exercised after the deed of conveyance, then HoABL will buy back the plot from such applicant, whereby the government levies shall be attracted again and the same shall be borne by such Applicant and shall be adjusted with the value at which HoABL is purchasing the plot back.
•Applicant may list its plot for resale for free for a period of 1 year.
•1 year period will start from first year of registration date or first year from the date the portal goes live, whichever is later.
•After 1 year customer would have an option to opt for annual subscription fee defined at the time to list their plot for resale.
•There is No surety / guarantee of re-sale.
•The benefit of the digitally enabled resale plan will be available to the applicant only upon execution of all requisite legal documents required for effectually liquidating his/ her plot.
•Access to Brokers and to other owners of other plots across projects in India.
•HoABL shall provide list of brokers to the applicant who may be approached by the applicants for selling of their plots.
•The financial arrangement between the applicant and those brokers will be separate and HoABL will not have any control over the same nor shall HoABL be concerned with the same.
